Planning any new Proposal or Project will always involve money. It is one of the most important considerations you can make before you undertake any project or development. Understanding the likely costs involved can be tricky, especially at the start of any new venture as predicting the costs of that renovation with so many unknowns leave you vulnerable.
Our Advice: As a general rule, you should always calculate professional fees as being between 12% - 15% of the total project cost. This can vary between Architects, Engineers, Designers and Surveyors but do not underestimate their worth. The involvement of these professionals can often save you thousands in lost time, poor detail or contractual disputes arising from poor planning or understanding of the design.
Building Materials
The changes in the UKs position with the European Union has had a tangible effect on the availability and costs of building materials in Wales. There are a number of complex reasons for this which vary from material to material but ultimately the choice and availability of any building material can have a dramatic effect on the lead time and cost of any project.
House Prices
Over the last two decades, house prices here in Wales have steadily risen (or held value) dependant on the area. House prices in South Wales, specifically the capital and surrounding areas have risen sharply.
It is difficult to predict the current trend as we enter what are considered ‘turbulent economic times’ but, with any project (whether it be a simple addition or extension), the cost to value effect should always be considered. We often see projects undertaken that add little to the property value in the shorter term but are considered ‘life changing’ in terms of their value to the occupant. This is a common trade off when you undertake a project whether it be for investment purposes or the ‘forever home’.
