Planning Applications       What are they?       Do I Need one?

Permitted Development:
The Welsh Assembly Government provide Technical Guidance (Published in April 2014) known as ‘Permitted Development for Householders’.

Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 provides permitted development rights for householders to undertake certain minor, uncontentious improvements and alterations to their properties without the need to make a planning application. It is important to note that this is not an authoritative interpretation of the law.

Planning:

Applying for planning can be a daunting experience if you have never done so before. There are a number of items that are now considered essential for any application here in Wales.

In order to make an application, you will need a number of essentials.

*Note: The list below is intended as a guide ONLY. The exact requirements for any application are unique to the proposal and its location. 
 

  • Measured and Scaled Existing Floor Plans and Elevations (for the property to be extended or altered)
  • Measured and Scaled Proposal Drawings (which must include floor plans, elevations, dimensions and levels).
  • A Site Location Plan Scaled 1:2500 or 1:1250 clearly showing the property to be altered and its orientation to North.
  • A ‘Design and Access Statement’ for the Proposal
  • A Block Plan for the Site
  • A Full Plans Application – *Submitted Online* 
    For this you will need; 

     
  1. A list of all materials to be used on-site
  2. Details on how to deal with waste materials on-site and what items are recyclable.
  3. The scale of the development in terms of its mass and footprint on-site. 
  4. Sustainability – What considerations have been made to ensure the proposal meets the requirements of sustainable development
  5. Details of considerations for the ‘Conservation of Fuel and Power’ (This is technically a Building Regulation matter set out in Approved Document L1B)
  6. Considerations for landscaping (including any Tree Preservation Orders - TPOs). 
  7. Potential land issues associated with contamination.  
  8. The ownership certification for the Property

 

Fee – Payable to the Local Authority on Application 
Fees are determined by the Local Authority and can range from £250 to £600 dependant on the proposal.
